Our deliverables depend on project scope but typically include registered point clouds (.RCP, .E57, .LAS), Revit BIM models (up to LOD 300), AutoCAD floor plans and sections (.DWG), 3D walkthroughs, and scan coverage reports. We can also produce IFC, Navisworks, and other formats on request.
We deliver Revit models up to LOD 300. This includes accurate geometry, spatial relationships, and relevant system data as-scoped. LOD requirements are discussed and agreed upon before project start.
Yes. We offer progress scans during active construction to compare built conditions against design intent. This helps catch deviations early—before they become costly problems to correct.
Absolutely. We provide rapid existing conditions documentation for brokers, developers, and owners evaluating a property for acquisition, renovation, or redevelopment. These are scoped for speed and clarity, not full LOD modeling.
Yes. When permitting is required as part of a project, we can assist with documentation preparation and coordination with local authorities. Permitting support is scoped and priced separately from core scanning and modeling services.
No. ORiK Laser Scanning provides existing conditions data, documentation, and BIM deliverables. We do not assume design authorship, stamp drawings, or take on the responsibilities of a licensed Architect of Record.
No. We work alongside your team—not in place of it. Our role is to deliver accurate base data and documentation so your designers can focus on design decisions. We are a technical support layer, not a design replacement.
No. We capture and document existing and built conditions. Decisions about how work is sequenced, performed, or managed on-site remain with the contractor.
No. We are a service provider, not a technology reseller. We operate our own equipment and software, and we deliver finished data—not tools for clients to operate themselves.
Not as a standalone service. For retained clients, we offer complimentary schematic design support to help transition existing conditions data into early-stage design workflows—but this is not a replacement for full architectural services.
Pricing is based on scope, building complexity, level of development (LOD), schedule, and the level of coordination involved. We do not charge simply by scan time. Fees reflect the full effort required to deliver accurate, workflow-ready results.
Yes. For firms with consistent scanning and documentation needs, we offer retained or embedded partner arrangements. This provides priority scheduling and, during the initial engagement period, complimentary schematic design support.
Turnaround time depends on project size and deliverable complexity. Simple as-built floor plans can often be delivered within a week. Full Revit models for large buildings may take 2–4 weeks. We discuss and agree on turnaround during the scoping phase.
Yes. We provide a written scope and fee proposal before any project starts. There are no commitments required until you've reviewed and approved the proposed scope.
Yes. Permitting support is scoped and priced using a flat structure based on jurisdiction, permit type, and the extent of our involvement. It is separate from core scanning and modeling fees.
Our primary service area covers Massachusetts, Rhode Island, Connecticut, New Hampshire, and Maine. For projects outside this region, please reach out to discuss logistics and feasibility.
Minimal disruption is our standard. Modern scanners like the NavVis VLX allow rapid mobile capture with minimal setup. We coordinate access scheduling with your team to minimize impact on occupants or ongoing construction.
Access to the space, any existing documentation you have (even partial or outdated drawings help), and clear communication about deliverable requirements and schedule. We'll walk you through the rest during the consultation.
All project files, scan data, and documentation are treated as confidential. We do not share client data or use project assets for marketing without explicit written permission.
